Selling: What Buyers Notice That You Don't
Smell is the big one, and you cannot judge your own home. Ask someone blunt who does not visit often. After that it is the visible signs — scratched doors, worn carpet in one corner, a litter box in view, a yard that needs attention. Buyers who love animals notice these. Buyers who do not will subtract more than the repair costs.
Before You List
Showings
Take them with you where you can. A dog barking behind a door means buyers move through quickly, and a cat that bolts out an open door is a genuinely bad afternoon. If a pet has to stay, tell your REALTOR® so it goes in the showing instructions — buyers' agents need to know before they arrive, not when they open the door.
Buying: Check the Bylaws Before You Fall for It
If you are looking at a condo or townhouse, the corporation's bylaws decide whether your pet is allowed — and many restrict the number, the size, or the type. Weight limits catch people out regularly. This is in the condo documents, and it needs checking before conditions come off. It is not something you can negotiate afterwards.

Calgary has one of the largest networks of off-leash areas of any city in North America, along with an extensive pathway system that most communities connect into. If a dog is part of the decision, it is worth choosing your community around which off-leash areas you would actually use — some are large and open, others are small and fenced, and the difference matters more day to day than the house does.
